2. seal catchment basin for vapor
3. add ventilation     **First steps**
2. Cut opening from downstairs hallway
3. Create space for washer and dryer 
4. Build room under BR#3 attached to utility room (raise floor level to match utility rm)
5. High-quality dry room construction
